Multi Urban Developments takes time necessary to fully understand the circumstances, intention and specific requirements of our client / property owner. We establish a sharp focus on the objective and a clear understanding of realistic time frames and cost to reach that objective.

At Multi Urban we recognize that every development is a marketing exercise and, from the earliest stages of the development process, we determine the image, character and public face of the project and devise a marketing strategy framework.

We know that, integral to the very character of the project is the architecture. For this reason we ensure consistency in overall styling, detailing and the incorporation of appropriate features to create a product that the target market wants to live in, work in and, in all ways, be associated with.

With this understanding, we have developed a strong and creative, in house, architectural capacity or, where necessary, we choose the right consulting architects to work with in creating the right marketing image.

We create a Site Development Plan (SDP) as the basis for co-ordinating site conditions, town planning and local authority requirements together with water, sewer, communications and electricity supply services.

From the SDP, we determine the achievable extent (use zone, density, coverage etc.) of the development which, together with knowledge of the target market, enables us to set out a feasibility and viability report, to make adjustments to the concept where necessary and to move forward with realistic and informed expectations.

Having determined the steps to achieve the finished product, we prepare a detailed program identifying critical path activities and concurrent processes providing the fastest, most efficient and cost effective route to reach our goal.

Early in the development process, we determine, as accurately as possible, a cost estimate, and provide a detailed viability assessment including, briefing a consulting QS and, when required, co-ordinating with architect and engineers. We assist the client / owner in providing documentation to facilitate project funding.

Where town planning rezoning and / or consent use is required, Multi Urban provides consulting town planner briefing and drives the application in what ever way possible to achieve the right outcome in the shortest time frame. We also brief and coordinate the Land Surveyor in establishing site pegs, preparing sub-division and servitude diagrams, determining contours and facilitating submissions to the Surveyor General.

Experience has taught us to consider any and every potential delay that could impact the project. We liaise with legal consultants and initiate any Title Deed amendments, omissions or additions as necessary.

Having established services availability, Multi Urban co-ordinates the Civil, Structural and Geotech Engineers together with an Electrical Engineer in preparing a full Services Report.

Maintaining focus on the marketing image and character of the development, we facilitate the preparation of graphic images and modelling for signage and pre-launch market exposure.

In association with property law specialists, Multi Urban prepares all the sales contract documentation including Land Sale Agreements and Home or Property Owners’ Association Constitutions. We also provide building contract documentation general specifications, finishes schedules, site works programs, cash flow schedules and addenda to present to the market.

Where necessary Multi Urban will brief CAD operators in the preparation of a final SDP and working drawings for submission to the Local Authority and brief SACAP Registered operators to upload and maintain a constant follow up of approval applications.

Working with the detailed program, we co-ordinate all engineering and other consultants in order to determine deadlines, clearly define responsibilities and ensure that drawings and all documentation is completed on time.

Cost adjustments are monitored throughout the development process. Multi Urban provides regular financial reporting.

We assume oversight of main contractor and nominated sub-contractor tenders, and liaise with consultants to ensure well prepared tender documentation and informed tender evaluation.

Prior to commencement of site works, Multi Urban will ensure clear understanding by all parties of guarantee requirements, retention arrangements and contractors’ insurance liabilities.

Upon commencement of site works, Multi Urban assumes oversight of compliance by contractors with all safety and registration requirements including Council Building Inspector liaison and, where applicable, NHBRC Enrolment.

Where required, Multi Urban attends regular site meetings and maintains a record of events and progress including provision of minutes for distribution.

During the course of site works, Multi Urban records cost variations and program amendments and maintains current viability and program documentation at all times.

Where required, Multi Urban provides valuations for progress payment certification or, as necessary, verifies consultants’ valuations.

During the course of the building program, Multi Urban assumes oversight of compliance by all nominated sub-contractors and suppliers.

On completion, Multi Urban facilitates hand over in terms of beneficial occupation, institutes the compilation of a snag list and monitors the execution of snag list items.

During the implementation of the defined marketing strategy, Multi Urban liaises with a Web Designer in creating a website and to launch on line advertising.

Multi Urban assumes oversight for all imaging on all marketing material including the production of hard and soft copy brochure production and temporary and permanent signage.

Multi Urban ensures consistency in graphic presentation of all marketing material as well as sales documentation.

Where a decision is taken to engage the services of an independent Estate Agent, Multi Urban undertakes briefing of the agent to clearly define marketing strategy, agree commission structure, determine time frame, agree the nature of marketing material, and, where applicable, determine frequency of showdays.

Multi Urban monitors the undertaking of the snag list and, where necessary, engages independent contractors to execute snag list items.

Multi Urban ensures the preparation, finalization and submission of architectural and engineering ‘As Built’ drawings.

Multi Urban facilitates the issuing of all required engineering and compliance certification including, where applicable, NHBRC certification and Local Authority Occupation Certification.
